What if my buyer is getting a home inspection?
Obtaining your own home inspection in advance will give you the objective understanding of the current condition of your home well in advance of the buyer’s inspection. After all, the best time to get a home inspection is before listing it for sale. Furthermore a period of inactivity in the buying period may allow for time to make necessary repairs or improvements identified in a seller home inspection report. Either way, the result will be a higher quality home and a more informed seller.
A home inspection is an examination of the current condition of your home. Your home cannot pass or fail an inspection, but rather the home inspector provides a report of any damages or issues your buyer should know about. The home buyer will use this report to determine if your selling price is appropriate. To settle discrepancies arising from a home inspection, you may be asked to pay for the repairs yourself or agree to lower your selling price to cover necessary repairs.
